Commercial Property Insurance in Florida
Protect your building, leased space, equipment, inventory and business contents with a commercial property policy built for Florida exposure. Quantico Insurance is an independent Orlando agency helping owners and tenants place coverage with the right carrier — in English or Spanish.
What Commercial Property Insurance Covers
Commercial property insurance protects the physical assets your business depends on every day. That includes the building itself if you own it, plus business personal property (BPP) such as furniture, computers, tools, machinery, signage, inventory and improvements you've made to a leased space.
A typical commercial property policy responds to losses from fire, smoke, theft, vandalism, water damage from burst pipes, certain weather events and many other named or open perils. Most Florida policies exclude flood and require windstorm coverage to be evaluated separately depending on location and carrier appetite — we'll help you understand exactly what's included before you bind.
Coverage is usually issued on either an Actual Cash Value (ACV) or Replacement Cost (RCV) basis. Replacement cost generally costs a bit more in premium, but it pays to repair or replace damaged property without depreciation, which is what most Florida lenders and landlords expect to see on a Certificate of Insurance.
Who Needs Commercial Property Coverage in Florida
If your business owns a building, you almost certainly need commercial property insurance — and your lender will require it as long as there is a mortgage on the property. Owner-occupied properties (where you both own the building and run your business out of it) are one of the most common use cases we write in Central Florida.
Tenants need coverage too. Most Florida commercial leases require the tenant to insure their own business personal property and any improvements or betterments they install in the space. Many leases also require General Liability with the landlord listed as Additional Insured. We routinely issue Certificates of Insurance the same day for landlords, property managers and clients.
Common business types we help with commercial property coverage include offices, retail stores, salons and barbershops, restaurants and food service, auto shops and detailers, warehouses, light manufacturing, professional service firms, medical and dental offices, and contractors with a shop or yard.
Florida Property Risks You Should Plan For
Florida's commercial property market is shaped by real exposure. Hurricanes and tropical storms drive windstorm pricing across the state. Heavy rain events cause water damage and flooding that standard property policies don't cover — flood requires a separate flood policy. Older buildings, flat roofs and coastal locations also influence how carriers price and where they'll write.
Theft, vandalism, fire and equipment breakdown are everyday risks that hit Florida businesses regardless of location. The right policy structure — including realistic limits on building value, business personal property, business income, and equipment — is what separates a policy that responds well from one that leaves you short at claim time.
As an independent agency, Quantico can compare multiple carriers and help you evaluate coverage options instead of being tied to one company's appetite or pricing.
Owned vs Leased: How Coverage Differs
If you own the building, your policy typically includes Building coverage (the structure, permanently attached fixtures, HVAC, etc.) plus Business Personal Property and often Business Income / Loss of Rents. Lenders commonly require evidence of insurance with specific limits and the lender named as Mortgagee.
If you lease the space, you usually do not insure the building itself — that's the landlord's responsibility. Your policy focuses on Business Personal Property, Tenant Improvements & Betterments, and Business Income. Most landlords also require you to carry General Liability and to add them as Additional Insured.
Quantico can help you read the insurance section of your lease and quote a policy that actually matches what your landlord requires — so you don't end up paying for the wrong coverage or, worse, end up out of compliance with your lease.
Why Florida Businesses Choose Quantico
Quantico Insurance is an independent Florida agency based in Orlando. Independent means we shop multiple A-rated and regional carriers on your behalf, instead of locking you into one brand. For commercial property especially, that flexibility matters — appetite, pricing and roof age rules vary widely from carrier to carrier in Florida.
We focus on personal and commercial insurance for small and mid-size Florida businesses, with bilingual service in English and Spanish. We take time to understand your operation, your lease or mortgage requirements, and the certificates you need to issue — so the policy actually works for your business, not just on paper.
Bilingual Service for Florida Business Owners
We serve Florida's English- and Spanish-speaking business community. Quotes, policy reviews, certificates of insurance and claims support are available in both languages. Atendemos a propietarios de negocios en español — desde la cotización inicial hasta la emisión de certificados de seguro para propietarios y clientes.
