Standard homeowners insurance does not cover flood. In Florida — and in much of the Orlando area — a separate flood policy is one of the most important protections a homeowner can buy, even outside designated high-risk zones.
Why Florida Homeowners Need Flood Insurance
Florida is the most flood-exposed state in the country. Hurricanes, tropical storms, heavy rainfall and rising sea levels mean that flood damage can — and does — occur far outside the official high-risk Special Flood Hazard Areas.
FEMA reports that a substantial share of NFIP claims come from properties outside high-risk zones. In Central Florida, intense rainfall events alone can overwhelm drainage and cause damage that a standard homeowners policy will not pay for.
If you have a federally backed mortgage on a home in a Special Flood Hazard Area, flood insurance is required. For everyone else in Florida, it is strongly recommended.
NFIP vs. Private Flood Insurance
Most Florida flood policies are written either through the National Flood Insurance Program (NFIP) or through a private flood carrier. NFIP coverage is standardized: up to $250,000 building coverage and $100,000 contents coverage for residential.
Private flood carriers often offer higher limits, replacement cost on contents, additional living expenses, and can be more competitive on price for many Florida properties — particularly newer homes or properties outside the highest-risk zones. We compare both options for you.
